Q: What documents do you need to process my application? A: We will need a completed application, first and foremost.  The easiest way to do this is by applying online through TransUnion SmartMove.  After the initial screening, we will reach out to you and request the following documents to verify employment and references and complete the application process: Copy of Photo IDs for all applicants 3 months bank statements 3 most recent paystubs 5 years previous landlord's names and phone numbers Q:  How long does it take to approve my application? A:  Provided we have received all of the necessary documents, we can process an application within 1 business day. Q:  How much money do I have to put down to move in? A:  For all of our properties, we require a security deposit (which is equal to the monthly rent) plus the first month's rent.  Q:  How long are the lease terms for? A:  This is handled on a case by case basis.  Typically, the shortest lease we will offer is a six-month lease but will be more expensive than if a one-year lease was signed.  Similarly, a 15-month lease may be less expensive than a one year lease. Q:  Do you allow pets? A:  Yes!  Bring your furried friends along with you.  If approved, a one-time, non- refundable deposit fee of $100 per pet is required.  You can also expect a monthly charge between $10 - $35 depending on the pet.  No pet over 50 lbs. is allowed.  Q:  How about smoking? A:  We do not allow smoking inside any of our properties.  If you do happen to smoke, make sure it is always outside and all cigarette buds are disposed of properly.  Smoke permeates and damages ceilings, carpets, walls, and floor coverings.  Cigarettes left unattended are a common cause of fires in homes across the country.  Tenants are held liable for any smoking-related damage within the rental, including fire. Q:  How do I handle maintenance issues? A:  For issues that need immediate attention like a water leak or an electrical issue, please call us at (610) 823-2163. For all other issues, a written request can be made either online (through your tenant portal) or by email:  abundantlifeventure@gmail.com For emergencies, call 911.  Medical, Fire, Violence, or Death scenarios constitute an emergency. Q:  What do I do if I have to move before the end of the lease? A:  We understand that things come up, life happens.  If you need to move before the end of your lease, you must notify us within 60 days of your planned move-out date with a written statement by mail or email.  Phone calls are not an acceptable form of communication for a decision to break the lease.  As always, check your lease for details of your responsibilities associated with breaking the lease. Q:  How do I pay rent?  Where do I send my check? A:  The easiest way to pay your rent would be online through your Tenant Portal.  Setting up an account through RentPayment found in your Tenant Portal is quick and easy and gives you the ability to pay your rent the way you want to: Online - You can pay rent online quickly and conveniently on rentpayment.com Mobile App - You can pay rent on their smartphone or preferred device. Phone - You can pay rent anytime by contacting RentPayment at (866) 289-5977. AutoPay - Sign up for recurring monthly payments to pay rent on time, every time. A:  Paying your rent on time is a very big deal.  We take great pride in maintaining our properties and providing the very best tenant experience for the Lehigh Valley and all of Eastern PA so we expect our tenants to pay rent on time, every time.  Rent is due on the 1st of each month, and it is solely your responsibility to be sure your rent gets to us in time.  We understand that sometimes you may need a little more time; therefore, we grant an additional 5 days' grace period each month for those instances when you cannot pay by the 1st. If you do not pay your rent by the 5th of the month, this is what you can expect: On the 6th, a late fee will be applied to the outstanding rent, typically $35. On the 6th, you will be given an Eviction Notice, at which time you have 3 days to pay your rent and late fees in full to avoid eviction. If rent and late fees have not been collected in full by the 10th, you will be evicted with no chance to remedy the situation. If you do not think you can handle paying on time, every time, please do not apply. Q:  What do I do if I want to renew my lease? A:  That would be fantastic!  Your lease is set up to automatically renew unless you personally requested it not be.  A lease renewal package is sent to you a month before your lease ends.
